The choices can be confusing –there’s so much available in kitchen counters. From natural stone like granite and marble to synthetics such as Formica, Ceramic tiles, Corian - even environmentally damaging products like wood. So what should you choose, and why?&lt;br /&gt;
&lt;br /&gt;
Ideally, most people (naturally) want to coordinate their kitchen counter top to the decor and color theme in their kitchen. In addition to that, they’re probably looking at aesthetic appeal and cost. And would normally like to get a durable surface with suitable edges, that is easy to use and clean, has a smooth surface, is heat resistant,  water resistant, chemical resistant, won’t scratch, stain, chip or crack, and last, but not least, is easily repaired . Taking each option available on the market today, we can take a look to see if it meets the criteria vital to the ideal counter top for your kitchen.&lt;br /&gt;
Formica&lt;br /&gt;
A thin layer of plastic joined to a particleboard or wood – that’s what forms a laminate like Formica. It comes in attractive colors and designs, simulating materials like granite, is relatively inexpensive and fairly durable with edging options. Easy to clean, and smooth in surface it is also stain resistant.&lt;br /&gt;
&lt;br /&gt;
It meets seven of the fifteen criteria identified, but is that good enough? Few people find Formica aesthetically pleasing. Moreover, hot objects placed on it melt the surface, and wetting and flooding damage its surface beyond repair. Cleaning materials you use in the kitchen damage Formica, making it dull and scratched. Knives scratch the surface. Remember, you cannot repair it. Additionally, Formica warps and fades with prolonged use.&lt;br /&gt;
Ceramic Tiles&lt;br /&gt;
Ceramic tiles, joined by grouting tiles together come in an array of designs and colors. Some homeowners find them attractive, and they are durable, stain, water and heat resistant and practically scratch proof. Repairable, with a little difficulty, they’re attractively priced, though more expensive than laminates, &lt;br /&gt;
&lt;br /&gt;
They need frequent cleaning, though, because grouting easily gathers dirt, a situation not desirable in a kitchen. Cleaning grouting frequently is not only time-consuming, but can be very tiresome. Additionally, ceramic tiles are prone to chipping and cracking.&lt;br /&gt;
&lt;br /&gt;
Ceramic tile counters fare well on most counts, but its major drawback –that of maintenance –makes it an impractical solution for kitchen use.&lt;br /&gt;
Corian&lt;br /&gt;
Corian is made using acrylic and or polyester plastic. It comes in many colors and designs, including granite look-alikes, and is available in a matte or glossy finish. It is water resistant, does not usually stain and is easy to clean. Unaffected by chemical use in cleaning agents, it is repairable.&lt;br /&gt;
&lt;br /&gt;
However, Corian is not heat resistant. Placing hot pans on it damages the surface beyond repair. It is expensive, and scratches easily, though the scratches can be removed through repair. Additionally, being manmade, Corian is not eco-friendly.  But most of all, Corian is not aesthetically appealing to the discerning consumer. Corian is essentially synthetic, and its finish cannot match the timbre and antiquity of natural stone. Its not that its cost effective, either.&lt;br /&gt;
&lt;br /&gt;
Corian meets some of the criteria of a good counter top, but its lack of resistance to heat and scratching, and its synthetic finish do not offer value for money to a cost conscious consumer.&lt;br /&gt;
Wood&lt;br /&gt;
Wood counter tops, made using strips of thick wood joined together, are durable with care, attractive and functional, especially if you chop a lot. They are easy to clean as well and you can remove scratches by sandpapering.&lt;br /&gt;
&lt;br /&gt;
However, wood counters do not offer much scope in color or design and need a lot of care. Compared to other counters, they do not last as long. They are neither heat nor water resistant and scratch easily. Additionally, their edges warp over time and need treatment. Wood is not environmentally friendly either. &lt;br /&gt;
&lt;br /&gt;
It is expensive, too. The question facing consumers is, is it worth the extra care with all its drawbacks at this cost? &lt;br /&gt;
Granite&lt;br /&gt;
A natural stone of immense beauty, granite is available in many colors and finishing styles, from polished to matte and textured. It is strong, very durable, easy to use and clean and does not attract dirt. Heat, water and chemical resistant, granite does not stain or scratch. One of the hardest materials in existence, it does not usually chip or crack, but is replaceable in the event of a mishap.&lt;br /&gt;
&lt;br /&gt;
Granite is expensive, but offers many benefits in a high usage area like a kitchen. Additionally, its aesthetic appeal is unmatched by any other alternative.&lt;br /&gt;
Marble&lt;br /&gt;
Marble is also aesthetically appealing and hygienic, but can stain and scratch more easily. It is not as hard as granite and therefore not as durable and does not react well with chemical cleaning agents.&lt;br /&gt;
&lt;br /&gt;
Considering the facts at hand, granite provides the best option for a kitchen counter top. The cost of granite is an investment, which more than pays off over the decades, in terms of ease, convenience, cleanliness, low maintenance cost, durability and aesthetics. &lt;br /&gt;

Newbie loan officer, newbie underwriter, not following prudent underwriting&lt;br /&gt;
Disaster waiting to happen, but not surprising &lt;br /&gt;

THE ROAD TO SUB-PRIME MELTDOWN BEGINS&lt;br /&gt;
&lt;br /&gt;
Mortgages started to reset&lt;br /&gt;
Marginal borrowers started to default, first the Sub-Prime and now Alt-A&lt;br /&gt;
Wall Street gets freaked and started pulling back liquidity&lt;br /&gt;
Lenders start to see more defaults and they start to freak&lt;br /&gt;
Lenders begin to have harder time selling their existing loan portfolio&lt;br /&gt;
Fannie Mae and Freddie Mac getting freaked too&lt;br /&gt;
Secondary market started to slow easy credit, and began tightening credit &lt;br /&gt;
Lenders had tougher time selling existing loans&lt;br /&gt;
Buyers sensed a tightening of credit&lt;br /&gt;
Media continued talking about Sub-prime this and that, and emotions were running high&lt;br /&gt;
Buyers sensed more uncertain future ahead, and began to sit on the sidelines, waiting and watching&lt;br /&gt;
Loan volumes of some lenders dropped off by 85% year to date&lt;br /&gt;
Freak conservative lenders overreact and started eliminating loan programs left and right&lt;br /&gt;
Buyers have a harder time finding a loan&lt;br /&gt;
More media bad news freaked the buyers some more&lt;br /&gt;
Sub-Prime problems cascade to other loan segments&lt;br /&gt;
Beginning to see it affect suppliers, contractors, material haulers, etc&lt;br /&gt;
Wall Street cutting off liquidity and easy credit&lt;br /&gt;
Banks over tighten underwriting, strangling off loan volume&lt;br /&gt;
Buyers still freaked and on the sidelines&lt;br /&gt;
Lenders have greater difficulty selling existing loans to secondary market&lt;br /&gt;

What you see is almost the mirror opposite.  The first part is expansion in every way – buyers, sellers, lenders, easy credit, easy underwriting, plenty of Wall Street money, plenty of secondary market liquidity, low interest, plenty of liquidity from the Fed, and a fractional reserve system that exaggerates the expansion.  &lt;br /&gt;
&lt;br /&gt;
What you see in the second part, is sparked initially by mortgage resets, and defaults, as this reverses the expansion into a contraction cycle -  freaked buyers, sellers, lenders, credit crunch, tight underwriting, Wall Street liquidity drying up, Secondary market liquidity slowing and tightening, some liquidity from the Fed, and the same fractional reserve system that exaggerates the contraction.&lt;br /&gt;
&lt;br /&gt;
You can say we are in a market correction cycle, since the expansion cycle was exaggerated, and now the contraction cycle is exaggerated, as the market struggles to get back to a reasonably normal cycle.&lt;br /&gt;

The meeting of the two Korean leaders in Pyongyang today for the second inter-Korean summit augurs well for peace and stability on the Korean Peninsula and should give the progressing Six-Party Talks added momentum, Chinese observers said yesterday.&lt;br /&gt;
President Roh Moo-hyun of the Republic of Korea (ROK) will cross the military demarcation line on foot before driving to Pyongyang for a meeting with his opposite number, Democratic People's Republic Of Korea (DPRK) leader Kim Jong-il, which will run into Thursday.&lt;br /&gt;
The meeting has been a long time in the making.&lt;br /&gt;
Seven years ago Roh's predecessor Kim Dae-jung met with Kim Jong-il as the two posed for an historic handshake in the DPRK capital and promised to work together to defuse bilateral tensions. The DPRK leader promised to consider holding a reciprocal meeting in Seoul but later backpedaled and the follow-up summit threatened never to happen.&lt;br /&gt;

The meeting of the two Korean leaders in Pyongyang today for the second inter-Korean summit augurs well for peace and stability on the Korean Peninsula and should give the progressing Six-Party Talks added momentum, Chinese observers said yesterday.&lt;br /&gt;
President Roh Moo-hyun of the Republic of Korea (ROK) will cross the military demarcation line on foot before driving to Pyongyang for a meeting with his opposite number, Democratic People's Republic Of Korea (DPRK) leader Kim Jong-il, which will run into Thursday.&lt;br /&gt;
The meeting has been a long time in the making.&lt;br /&gt;
Seven years ago Roh's predecessor Kim Dae-jung met with Kim Jong-il as the two posed for an historic handshake in the DPRK capital and promised to work together to defuse bilateral tensions. The DPRK leader promised to consider holding a reciprocal meeting in Seoul but later backpedaled and the follow-up summit threatened never to happen.&lt;br /&gt;

For the first time in its history, natural stone is everywhere - from public buildings, public works like roads and parks to airports and hotels, offices and private homes. This is partly due to increased demand for commercial space and architectural cost efficiency afforded by natural stone today, but also in great measure due to high quality, value added products on offer aided by successful awareness campaigns by the industry.&lt;br /&gt;

This high demand is reflected in the increased levels of output production, enhanced using sophisticated quarrying techniques. Advanced fabrication and finishing tools have done their bit to provide high quality products and imports from the world over increase revenues for most operators within the industry. &lt;br /&gt;

Today’s stone industry is a far cry from the limited one in existence as recently as 25 years ago. Nowadays, stone from Africa, The Middle East, India, China and The Far East competes actively with North American and European stone. Local producers compete with lower-priced stones from countries like China and India, with their reduced labor costs. &lt;br /&gt;
&lt;br /&gt;
While this augurs well for consumers, pushing stone prices down across the board, it has caused concern among some stone companies, who foresee drastic reductions in their margins, making it inefficient for them to operate their businesses. Most insiders, however, see increased competition as an opportunity to provide better service to their customers, and expand their services across a broader section of community, and indeed the world. While it is true that increased competition reduces margins, the resulting higher turnover actually increases revenues, allowing the bottom line to remain healthy.&lt;br /&gt;
&lt;br /&gt;
Additionally, increased competition generates a innovation. Competition is here to stay. It is a fact of our lives.  It drives us to invent better, more cost effective methods to counter competition from imports; to discover newer methods, and to combine them with existing ones. Free global trade can benefit the industry.&lt;br /&gt;

For example, there is tremendous market potential in Eastern Europe, in countries like Poland, Hungary, Croatia and Slovenia, where local resources do not meet high demand. European and American markets can compete effectively here due their high-end products and impeccable standards of value-added service. But Europe’s demand for stone is in fact higher than its supply, and its increase in production over the last few years does not match world levels. This clears the way somewhat for dealers in America to target markets in East Europe and other high-end niche markets in the rest of the world. But the EU is looking at boosting production, while it continues to promote natural stone and develop new standards of testing. It will catch up, sooner or later.&lt;br /&gt;

Scan the real estate pages of any newspaper and you'll see it right away: almost every condominium ad promises &amp;quot;gourmet kitchens with granite countertops.&amp;quot;  That's a big change from the Formica of the '50s. &lt;br /&gt;
Granite has become the new standard for high-end kitchens, with some people spending $300 and up for a square foot of stone. Many factors have contributed to granite becoming so popular, but that doesn't mean shoppers don't need to do their homework.&lt;br /&gt;
Granite for the Masses&lt;br /&gt;
A decade ago, choosing granite for a kitchen would have been much more difficult.&lt;br /&gt;
&amp;quot;Ten years ago it was not as popular as it is today. It was more expensive and there were less options available,&amp;quot; said Robert Deja, general manager of All Granite and Marble in Ridgefield Park, N.J., one of the largest fabricators of natural stone countertops on the east coast.&lt;br /&gt;
The reason the cost of granite has fallen is twofold, he explained. New quarries have opened up and technological advances have made it possible to cut and polish stone more quickly. Most granite used to be processed in Italy and sent to warehouses around the world.&lt;br /&gt;
Granite can still be found in the mountains of Italy, but more quarries have opened up in Brazil, India, China, Spain, Norway and many other countries. Another factor in decreasing prices is the introduction of the CNC machines. New devices are Computer Numerically Controlled machines that drive tools, whether cutters or polishers. They handle most of the work once done by skilled craftsmen. It was &amp;quot;tedious, hard. laborious work&amp;quot; for which old-time craftsman were well paid.&lt;br /&gt;
&amp;quot;With the CNC machine, turnaround time has decreased three-fold and there is better precision and quality,&amp;quot; Deja said. Yet some factories still employ craftspeople for different stages of the fabrication, said Mark Shedrofsky, vice president of Stone Source and a former board member of the Marble Institute of America. Based in Manhattan, Stone Source is a high-end, decorative stone distributor. Shedrofsky said competition has also helped drive down the price of granite.&lt;br /&gt;
Tough Enough&lt;br /&gt;
At the back of the All Granite and Marble plant, Deja walks through an enormous outdoor lot. There, gleaming in the sun, thousands of slabs of granite are stacked alongside each other. As Deja points out the various merits of different stones, a soft breeze blows off the nearby Hackensack River. This is where customers come to choose their countertops. They are encouraged to lay the template of their specific counter over the exact slab of stone they've chosen &amp;quot;so they can pick which piece will be used, which veining they want. It's fully customized,&amp;quot; Deja explained.&lt;br /&gt;
Back inside the plant, a slab of granite is laid across a massive concrete pedestal so a bridge saw can cut it. The saw is akin to a large, circular table saw but its blade is embedded with diamonds - one of the few things tough enough to cut granite.&lt;br /&gt;
An edge is left uncut, so it can be trimmed, designed and polished later by the CNC machine. The machines guide workers in making the edges and ensure precision; constant streams of water run over the blades to keep the diamonds from wearing out from the heat.&lt;br /&gt;

Synthetic countertops made from acrylic and other materials are less expensive than granite, but some can easily burn or scratch.&lt;br /&gt;
Marble is prized by pastry chefs who love to roll out dough on their counters, but it can be more porous than granite and can be marred by kitchen acids.&lt;br /&gt;
Eco-friendly options include wood butcher blocks and counters made of recycled glass. In Brooklyn, for example, a company called IceStone sells counters made from 100 percent recycled glass and concrete. Another &amp;quot;green&amp;quot; kitchen countertop is PaperStone, made from a blend of post-consumer recycled paper and resin.&lt;br /&gt;

&amp;quot;The really unique and high-end people are moving into all different kinds of stone, such as limestone, soapstone and marble tops, versus the typical heyday of granite that began in the 1980s,&amp;quot; she said. Some customers are also looking at concrete, slate and even hand-made artisan tile.&lt;br /&gt;
Despite this, luxury construction projects continue to use granite, such as the &amp;quot;Polished Kashmir granite&amp;quot; countertops touted at the Adams Square condominiums in Hoboken.&lt;br /&gt;
Jacqueline Urgo, executive vice president of The Marketing Directors, Inc., a Manhattan-based company that handles sales and marketing for major, residential real-estate projects, said granite is prized &amp;quot;because it's a tangible finish that speaks to a very wide audience.&amp;quot; &lt;br /&gt;
In addition to the Adams Square project, The Marketing Directors oversee several large-scale projects locally, including Grove Pointe and the Trump development in Jersey City, the Vela Townhomes in Edgewater, and Mirabelle on the Hudson in North Bergen. Urgo, who cooks in her Manhattan home in a kitchen with white granite and a limestone floor, said natural stone appeals to people.&lt;br /&gt;
&amp;quot;It still has the high perception value to the customer base and it looks beautiful. The non-consistency makes it so appealing ... it adds texture and variation of color.
